Answer: That’s a great question and a great strategy. There’s more than one way for home values to go up and you’re on the right track. So often it takes so little to make a big difference in home value. Over the next several issues, I will give you a few tips. Some of these…for every dollar you spend…you can increase your home value by as much as $3 to $10 or more. Spend $1,000 and get your home value to go up by $3,000 to $10,000 or more. This will outperform most any market condition you can find. This month…your family living room… Here are some easy and most affordable tips to improve the value of your home by updating your family living room: Adding color: Adding color to a neutral room is the perfect way to give it an instant lift. Pick your color. Look around your living room, if it already has a hint of color (i.e. curtains, carpet, furniture, paintings, etc.), start to repeat it around the room. A soft shade such as Apple Mist is ideal to create a fresh relaxed scheme. Layer cushions: A sofa packed with cushions will give your family room a really cozy feel. Layer different designs, mixing checks with floral and co-ordinate the scheme by repeating some of the same fabrics used in the curtains. Don’t forget the accessories: Add in accessories in your chosen color around the room, such as ceramics, glassware, vases, lamps, etc. Create a scheme with contrast: Give a neutral living room a warm update by adding subtle hints of orange, earthy red and biscuit. Opt for two-tone cushions: Fabrics and cushions in contrasting earthy tones are essential for many schemes. Fill the sofa with a mixture of cushions and striped fabrics. They will work well with the curtains and blinds. Create a zoned area: A natural rug with plenty of texture will look great on a neutral carpet and help define the seating area. Add in the details: Plenty of bowls, vases, lamps and picture frames in punchy earthy tones will finish off the scheme and create its warm look. Use decorative detail: Create a fresh living room scheme to take your family living room from functional to beautiful with pattern, texture and statement pieces Add in shimmer: Give a glamorous touch with plenty of accessories with textured finishes and sparkling detail. Opt for statement pieces: A statement picture, lamp or rug can transform your room and create an instant focal point. Keep the background simple: Let your accessories steal the show with a neutral backdrop, wallpaper or paints in subtle shades will really allow a statement lamp or piece of wall art to stand out. Walls and ceilings: While all of the accessories and ideas above will go a long way, few things can make more of a difference than what a new coat of paint to the walls and ceiling will do, or a process many are turning to…textured surfaces.
