ANSWER: All garage doors require maintenance. Besides the required oiling of the rollers, extension spring pulleys need to be checked, and occasionally springs need to be adjusted. All nuts and bolts need to be kept tight and adjusted. Remember that since the garage door is most likely the largest moving object in your home, any adjustments or maintenance should be completed by a trained professional.  Many choose a steel garage door because they are durable, provide strength and security, are lighter weight, provide better weather resistance with higher energy savings, and are low maintenance. Steel doors generally require easier hardware. With today's technology, steel doors can have the attractive appearance of wood or can be painted to match the decor of your house.  Naturally the 24 gauge is a heavier gauge, but on an eight or nine foot door, the difference is not noticeable. For the larger 16-foot door, the ability of the 24 gauge to withstand Kansas winds of 70 miles per hour or more is very noticeable. Steel doors can also be insulated, making them far more energy efficient than wood. With the heavier gauge, most manufacturers start with hot-dipped galvanized steel. The steel is prepainted inside and out, either with a primer coat or with a baked-on polyester finish. Higher quality doors are then laminated with a dense polystyrene insulation board and finished with another laminated hot-dipped galvanized steel backer.
