Q-I have family coming to visit in less than a month. I would like to update my kitchen and I don't have time to do anything major. Do you have any ideas?

A-Here are some quick and easy ideas to freshen up your kitchen. Open Up Shelving Remove upper cabinet doors to give a narrow kitchen a sense of openness. Then set off the revealed shelves with a decorative treatment. Here's how: Remove cabinet doors and fill in holes with wood filler. Sand until smooth, and paint or stain as desired Add Bold Color Even the most lackluster space can be energized with a vibrant color. Paint the walls or cabinets a lively color. Re-cover chairs or stools with bright, patterned fabric. Hang new curtains in a can't-miss-it shade. Soften the Cabinets with Fabric Fabric helps soften a kitchen's lines, adding a cozy touch that harder surfaces can't offer. Fabric panels behind glass-front upper cabinets add personality and hide content clutter. Cloth skirts attached to a countertop are a fast, easy way to conceal unattractive lower cabinets. To achieve this, simply remove lower cabinet doors, gather fabric on a tension rod, and mount the rod to the cabinet frame. Replace Faucets The sink area is among the most hardworking of kitchen spaces, and faucets, especially, get a workout from daily use. Because of its constant use, an updated faucet would provide an immediately noticeable kitchen improvement. Q-Does a kitchen remodel eventually pay for itself?

A-Not entirely. According to the Cost vs. Value Report (a joint study from the National Association of Realtors and Remodeling magazine), a minor kitchen remodel will recoup 72.8% on the cost, on average. A mid-range kitchen remodel will pay back 68.7% of the remodeling cost, while a major kitchen remodel only returns 59.7%. So it's important to consider how long you plan to stay in your home, as well as the value of an improved kitchen to you personally. Q-Is it cheaper to reface cabinets than to replace? A-If your existing cabinets are in poor shape or have water damage, re-facing is not a good option. You'll have to spend money fixing the old cabinets before you can reface them. In addition, re-facing doesn't allow you to change the layout of your kitchen. If you want to improve the "flow" of your kitchen's workspace or add some of today's newer kitchen options, replacing is your best bet. Q-I really like the look of cherry cabinets, but think they are out of my budget range. A-Don't narrow your options too soon. You can often get cherry wood—or other high-end wood species—in a less expensive door style. Some places offer a wide range of door styles and wood species to help you match your vision to your budget. Q-Are custom cabinets more durable than pre-manufactured cabinets? A-Not necessarily. All cabinets have a degree of hand construction, so the quality depends on the skill of the craftsperson making the cabinet. Q-Will I save money if I reuse my old countertops? A-Probably not. It's difficult to remove old countertops without damaging them. And new cabinets may not match the structure of your old ones. One more caveat: old countertops often look even older when set against brand new cabinets.

Q-We're remodeling our kitchen. Do you have any tips for planning?

A-Sometimes remodeling a kitchen, particularly when you're wanting more space, may seem like an impossible task... but it is not. You will find it's like most things you're getting ready to do... plan your work then work your plan. Here are some thoughts on getting started: First - get these items. You will need them:• file folder - multi pocket type (for organizing ideas, magazine cut-outs,• photos, etc. that you might like to incorporate into your new kitchen)• graph paper - for sketching your kitchen layout ideas (you don't need to be an experienced draftsperson)• measuring tape (25' recommended but most any kind will do)• notebook (the kind with several subject sections is the best)Then think about answers to the following questions in 13 very important areas. Write down the questions and your answers. Keep it in your file for later reference. You and your kitchen designer will need to address some or all of these while designing your new kitchen. 1. What is my primary objective? Such as - Do I want a new look, more storage, more counter space, upgrade for resale, etc.? 2. What do I like about my present kitchen? This is very important. You may want to keep certain features in your new kitchen. Don't give up what works. 3. What features of my present kitchen do I most want to change? Such as... I don't like my current cabinet style, countertops, appliances, floor, lighting, etc. 4. What is my budget for this project? You need to "qualify" yourself and when you can reasonably expect to complete a kitchen remodel. Kitchen remodeling is one of the best investments you can make in your home! It is possible to get nearly 100 % return on your kitchen remodeling investment. 5. Can I or do I want to do part of the work? 6. What are the most important functions of my kitchen? It may simply be such things as cooking, family dining, etc. But it may also include homework, budget planning, entertaining, watching TV.7. When do I want to have my remodeling project completed? You need to allow a minimum of 2 to 4 months and probably more realistic, 4 to 6 months. Most custom cabinets take up to two months to arrive after ordering. But it also may depend on the requirements of the local building codes for remodeling. 11. Who will be the primary user? Is this person left or right handed, very tall or short, does this person have any special needs? 12. Who else will be using the kitchen? For example, will this become a "two cook" kitchen. 13. Do I want double or single ovens? Two Dishwashers? Two Sinks ? Will children be using the kitchen and what are their ages? Answering these questions are an important first step in remodeling your kitchen. Don't overlook them. The more detailed you can be with your answers, the easier it will be to develop a design that will make you happy and will serve your family for many years to come

Q-We are thinking of remodeling our bathroom which would include a new shower, sinks, and granite tops. Is there a way to budget a project of this nature before the work begins?

A-Don't send money down the drain during your bathroom remodel. Expert contractors and bathroom designers can help you get the most out of your bathroom budget. If your plan is to turn a master bath into a spa-like retreat, but the mere mention of money brings on an outbreak of hives, take heart. Figuring out the financials for a bathroom remodel doesn't have to be a stressful experience. Below are steps you need to take to keep your finances in line. RUN THE NUMBERS The national average cost for an upscale bathroom remodel is roughly $26,052, according to Remodeling Magazine's 2005 Cost vs. Value report but how much a homeowner actually spends will vary. To find that magic figure, first conduct a thorough and honest examination of your finances to reveal how much you can spend. The National Association of the Remodeling Industry (NARI) offers a budgeting worksheet that makes this easy to do. Next, look at how many more years will be spent in the home. There’s a flexible rule of thumb, if a person is going to stay in a home for five years or less then the improvements should be viewed as improvements on investment. If you're going to be there for a longer period of time, you want to look at what's going to make you and your family the most comfortable." Consider what a remodeled bath will do to a home's value, and then compare that figure to prices of other homes in the neighborhood. That will help you determine what you're going to spend [and] whether you're going to over-improve your property. WHAT TO ADD — AND CUT When budgeting for a bathroom don't forget to allow for labor, which usually ends up being approximately a third of a project's cost. If the budget needs a trim, the first things to cut are the extras — little luxuries that would be nice, but aren't essential to the room's function like a towel warmer or a steam shower. HAVE A CUSHION When it comes to plumbing, there can be all sorts of budget-busting surprises lurking behind the walls and floors of a home. It's wise to set a bit of money aside for problems that might arise. Last minute changes, called "change orders," cost time and break budgets too, so give careful consideration to any mid-project revisions. To cover potential problems and likely change orders, it’s always recommended to set aside 10 percent of whatever number has been budgeted for labor costs. The good news is, if the financial cushion isn't needed, there will be money left over at the end of the project for towel warmers, fluffy towels or other luxuries. HOW TO PAY? There are many ways to foot the bill for a bathroom remodel, but a home equity loan may be the most popular because it can be tax deductible. Other options include refinancing, no-equity loans, FHA loans, personal loans, loans from retirement plans or borrowing against life insurance policies — and, of course, your own savings. Whatever the type of financing, make sure to shop around for the best rate. Q-How much will it cost to remodel my kitchen or bathroom?

A-This is a much asked question, and an exceptionally difficult one to answer. The price for a new kitchen or bathroom will be affected by (1) where you buy it (2) what features it includes and (3) the brands / models you select. According to a survey by the National Kitchen and Bath Association (NKBA), the average selling price for a kitchen is around $26,000, including design, products and installation. The average kitchen selling price reflects average cabinets, appliances, an average sized room (falling within the 150 – 300 square foot range). Bathroom prices generally average between $6,500 and $11,600 when you're replacing everything. Again, the cost can be lower or considerably higher depending on what you're looking for. It is not unusual today for a kitchen to run from $30,000 to as much as $150,000 and higher. This may come as a shock to people who are living in a home they paid less than $100,000 for thirty years ago! However, for many people a new kitchen is a once-in-a-lifetime purchase. Eventually, if you sell your home, you can realize much of your cost, and possibly all of it. When you consider this, it makes the expense a little easier to live with. Q: What makes a kitchen more or less expensive? A: Cabinets account for about one-third to one-half the total cost of the project and will have the greatest impact on your budget. They range in price considerably based on quality, the type of material they are made of, and whether they are stock (ready made in specific sizes) or custom (produced specifically for your kitchen in whatever sizes and finishes are needed). The material you choose for surfaces including counters, backsplashes and floors can also account for variations in price. Q-We are very serious about Granite countertops, but have some concerns. Could you please help us make an educated decision on what countertop to use?

A-A very good question; what I have done is put together answers to some questions I’ve been asked throughout the years. Q: Can I cut on my Granite countertop? A: Only if you want to ruin your good knives. Granite is harder than your knife blades and will dull them very quickly, if you use the countertop as a cutting surface. Always cut and chop on a wooden or plastic cutting board. Q: Can my granite top be damaged? A: Like any solid surface, high impact blows can harm granite. Because of its crystalline structure, it can chip if subjected to sharp hard objects. Unsealed, granite can absorb stains such as oil, which can ultimately cause dark spots or discoloration. Heat from pots and pans or burning liquids will not affect granite under normal circumstances. Q: My little sample of granite has pits on the surface – will I have these on my kitchen counters? A: Granite, which is crystalline in its structure, always has tiny pits - spaces between the various mineral crystals. You don't see them on a larger piece because the overall appearance is polished and mirror-like. Granite sometimes has natural fissures as well, which may look like cracks, but are not structural defects and are a naturally occurring result of the immense heat and pressure which formed the granite eons ago. These characteristics are part of the natural beauty of stone and will not impair the function or durability of the material. A product of nature cannot be expected to look man-made. Q: How do I clean my granite tops? A: Granite is a very durable stone. It is also much harder than marble. Granite has been used in the past in the commercial industry. Some of the obvious applications have been panels on the outside of buildings, walls, and floors of "high-traffic" areas. Granite will withstand almost any element it comes up against including heat and cold. Granite itself is approximately 95-98% stain resistant but, we use a silicone impregnator on all of our natural stone products. This will insure lasting life and beauty. Polished granite should receive the same cleaning care as polished marble, using a mild phosphate-free, biodegradable liquid dish-soap, soap flakes or powder which contains no aromatics. Follow by a thorough rinsing and drying with cotton-flannel or chamois. Q: Will my granite look like an online sample? A: Most samples you see on the computer have been scanned and saved as digital images. The color tones may not be absolutely correct due to variations in computer systems, monitors and compression algorithms. Also, granite is a natural material with naturally occurring variations in color, tone, granularity, pattern, etc. These variations are expected and are the source of its natural beauty. Q: Does granite stain? A: In general, no. All stone, however, is porous to some extent, but Granite has very little porosity. Most colors will never show any moisture. A few colors may show some moisture if exposed for a period of time. For example, a puddle of water left on the counter for 30 minutes for some colors, may show a dark spot when the water is wiped away. This spot will then dry up and no evidence will show. Only a few colors demonstrate this trait. We recommend that you seal the countertops after they are installed. Q: Can I set a hot pot on my granite countertop? A: Granite is formed by extreme heat and pressure combined beneath the earth’s crust. It cannot be affected by heat from a cook top or frying pan. A lit flame placed under the granite will have no melting effect and will not leave any burned or scarred marks. Q: Can granite chip? A: Only in cases of severe abuse with a hammer or impact tool. A chip can be filled with a granite dust and epoxy mixture. If a chip occurs on your countertop, do not throw out the chipped pieces. We can use them to fix the countertop, so that no one will be able to tell it was ever chipped.

A- Great question, there is a large variety of ways to go about granite countertops’ production. Granite surfaces are finished in many ways. They can be polished, honed, flamed or brushed; each technique will add its own unique look and texture to the stone. A: polished finish is definitely the most common because of a few key factors involved. Polished finishes will help to give your home a distinct and elegant look. This type of finish is a great choice, especially for kitchens. A polished finish is easier to maintain than most other finishes and its sparkling appearance brings out all of the color in your granite. Granite’s polished finish can often be described as both shiny and mirror-like. Honed finishes are slowly becoming more and more popular for newly installed granite countertops. This type of finish is smooth and also less shiny than the polished finishes. Its less shimmering appearance gives your home a slightly more causal and contemporary feel while still maintaining the elegant feel granite is known for providing. A drawback of honed finishes is they are, unfortunately, known to show more stains when compared to other finishes. Don’t let this deter you from this choice however; as long as you make any effort to clean, maintain and care for your countertops, they will be just fine. There are also certain sealers and various types of treatments that will help keep your beautiful honed countertops stain free. Just like all other granite countertops and finishes, honed countertops are extremely durable and if taken care of, will last a lifetime. Another way to go about granite countertops’ production is to give them a flamed finish. Flamed finishes are created by exposing a piece of granite to extremely intense heat followed immediately by intense cooling. This exposure to extreme temperature change causes the granite to melt, and in the process, shatter some crystals. This leaves the granite with a highly textured surface. Flamed finishes are generally seen in an industrial environment because of the traction benefits. Despite their usual use, flamed finish granite countertops are also a great choice for your home. Flamed finishes are the perfect solution if you are interested in a surface that is textured and slip resistant. Brushed finishes, which are also known as antiqued finishes, are created by gently brushing the granite’s surface which develops a worn-in look throughout the stone. This finish can give your countertops a more dramatic look when compared to the other finishes. Q: What are the pros and cons about granite countertops? A: The choosing of a material for your kitchen countertops or bathroom vanities should be done with extreme caution since these surfaces can drastically shape the look and feel of a room. Remember that these surfaces must also endure a large amount of everyday wear and tear. Like other types of countertop materials, granite has pros and cons that must be weighed. Q- What is granite and what is it usually used for?

A- The term "granite" is used to cover a group of related stones, all of which have their origin deep in the earth’s molten mantle. As this extremely hot liquid material rises and cools, it forms a crystalline, granular structure, hence the term granite. Granite and other granite-like stones are formed of very hard minerals such as quarts, feldspar and mica, which are fused together into a very hard stone ideal for kitchen countertops because its polish is resistant to acids such as citrus and vinegar and is hard for resisting scratching from knives, pots and pans. Granite is commonly used for countertops as well as for floor tiles, wall tiles, and other surfaces such as fireplaces, columns, balustrades, water tables, steps, thresholds & windowsills. It’s much harder than marble and can be used practically for anything in your home or business. Today’s designers choose granite as the ultimate custom countertop material. Every home magazine features natural stone over other plastic or artificial products. And thanks to our improved fabrication processes, natural stone is also priced competitively with other solid surface alternatives. Q: Why is it a good choice to have a granite countertop for the kitchen? Q- We’re thinking of changing out our kitchen countertops and was wandering why granite has become so popular as opposed to other options?

A- Great question, in a word granite is extremely durable. Granite is a naturally occurring stone and is one of the toughest rocks on the planet. One of the reasons why granite is so commonly chosen for kitchen countertops is because it is so durable. Of course, if you think about it, you realize that granite had better be durable. As one of the more expensive options for countertops, granite would be ineffectual if it couldn't last a long time or was easily damaged. Ultimately, granite makes an excellent countertop. Why Granite is Good for Kitchens Granite is composed of a combination of Feldspar and Quartz, which work together to make granite extremely scratch resistant. In fact, granite is so durable that in order to put a neat looking edge on a slab requires specialized training and a diamond cutting tool. Considering that's what it takes to put an edge on your countertop, there is nothing that your steak knife or even your butcher's knife can do to put a dent in it. Really, there is no reason in the world to spend so much on a custom granite countertop and then intentionally cause damage to it, so there's not a lot of cause for worry on that front. On the negative side, this means that once you do somehow manage to put a scratch in your countertop it is potentially there forever. There is no way to fill in scratches on granite. So, you either have to live with the scratch, or you would have to get an entirely new countertop. Unless, of course, your granite countertop is comprised of tiles of granite rather than a slab. In that case, if you ever managed to put a scratch in a piece of granite, you could simply replace that piece and your countertop would be as good as new. What Can Damage Granite? Granite, like many minerals, can sustain damage from like materials. That means that you would not be well advised to slide a granite cutting board across your granite countertop. Doing so would definitely result in a big, ugly scratch across your beautiful granite slab. Again, if you have elected to go with a tiled granite countertop rather than a slab, the damage will be more easily dealt with. If you discover that one or more of the tiles have been scratched, you could remove those tiles and reset new ones in the empty spaces. You should absolutely note that there is no way to remove a scratch from granite. Unlike wooden butcher block counters, where you can remove the wooden slab and sand it down to achieve like-new results, granite is the way it is forever. Once there is a scratch, you cannot sand down the granite to remove it. The good news here is that nothing short of another mineral is going to scratch your countertop. You can use it for a cutting board; you can work with steel pots and pans on it, and never have a worry. As long as you keep your granite cutting boards and pots from sliding against the countertop, your granite should remain in mint condition for years to come. When you look at various materials you could potentially use for your kitchen or bathroom countertops, you should absolutely consider granite as a viable option. What are blisters in concrete? Why do they form? How does one prevent them?

Blisters are hollow, low-profile bumps on the concrete surface typically from the size of a dime up to an inch, but occasionally even 2 or 3 inches in diameter. A dense troweled skin of mortar about 1/8 inch thick covers an underlying void which moves around under the surface during troweling. The void forms under a dense surface skin by one of two phenomenons. Some believe that incidental air voids rise in sticky concretes and are trapped under a dense surface skin produced by troweling. Others believe that bleed water rises and collects to form a void under this skin. That water is reabsorbed into the underlying concrete leaving a layer of irregular void space under the surface which is then consolidated by troweling to form a round blister which moves during subsequent troweling. Frequently, the blister is lined with a faint layer of "washed" sand. In poorly lighted areas, small blisters may be difficult to see during finishing and may not be detected until they break under traffic. Blisters form when the fresh concrete surface is sealed by troweling while the underlying concrete is plastic and bleeding or able to release air. The small round blisters form fairly late in the finishing process, after floating and after the first troweling. Moderately rapid evaporation of bleed water makes the surface ready to be troweled while the underlying concrete is still bleeding or still plastic and releasing air. Evaporation from the surface is increased by wind, low relative humidity or a warm concrete surface. If evaporation is too rapid, the slab will be affected to a depth of an inch or more and blisters will be prevented – but plastic shrinkage cracks may develop! Entrained air is often involved since it reduces the rate of bleeding and supplies the fat necessary to produce the dense impermeable surface layer. A cool subgrade will delay set in the bottom and make the top set first. Blisters are more likely to form if: •The subgrade is cool and the concrete in the bottom sets slowly. •Entrained air is used or is higher than normal so that the surface is ready to finish earlier. •A dry shake is used, particularly over air entrained concrete. •The concrete is sticky from higher cement content or excessive fine sand. Lean mixes bleed rapidly for a shorter period, have higher total bleeding and tend to delay finishing. •The slab is thick. •The slab is on polyethylene and the slump is less than 3 or 4 inches. •Excessive use of a jitterbug or a vibrating screed which works up a thick mortar layer on top. The finisher should be wary of a concrete surface that appears to be ready to trowel before it would normally be expected to be. Emphasis in finishing should be on placing, straight edging and floating the concrete as rapidly as possible and without working up an excessive layer of fat. After these operations are completed, further finishing should be delayed as long as possible and the surface covered with polyethylene or otherwise protected from evaporation. In initial floating the float blades should be flat to avoid densifying the surface too early. Use of an accelerator or heated concrete often prevents blisters in cool weather. If blisters are forming, try to either flatten the trowel blades or tear the surface with a wood float and delay finishing as long as possible. Any steps than can be taken to slow evaporation should help. The following will assist in avoiding blisters: •Do not seal surface before air or bleed water from below have escaped. •Avoid dry shakes on air-entrained concrete. •Use heated or accelerated concrete to promote even setting throughout the depth of the slab. •Do not place slabs directly on polyethylene sheeting. Question: It seems like we get four or five visits a year from folks driving by and wanting to repair our asphalt driveway. They all have a good story. We have gone ahead over the years and had a couple of them do a sealer, or a fill, or whatever they called it. We have never been happy. When do you need to repair an asphalt driveway and when do you just need to seal it?

Answer: This is a very good question. Unfortunately for our industry, far too many crews from out of town arrive on the scene claiming to be able to "make it just like new," mostly with unacceptable results. Most of what they do are "cosmetics." It looks good when they leave, but in a few days, you have the same problems, your wallet is lighter, and there’s no one to call to get it repaired properly. This of course makes it tougher on local businesses who do their work here and do it for a living. Here are some tips on materials and conditions to know whether or not the problems you have can be fixed. Materials available for asphalt driveway maintenance include emulsified liquids, plastic fillers and solid cold-patches. For a complete driveway rejuvenation, you may need all three. Before tackling any maintenance or repair, check your driveway for these conditions: •Impressions left by car tires after the car has been parked on the drive overnight. This is an indication of poor construction. •Heaving or tilting during cold weather, or buckling or cracking with the spring thaw. These are signs of poor drainage. To repair these troubles, you will need a new driveway. All the filling and patching in the world will not fix these. Fortunately however, such problems are not common. More likely problems are minor cracks, crumbling and chuckholes, which are relatively easy to repair, if done with the right materials and done properly. The procedure and materials used depends on whether you’re repairing cracks, filling low spots, patching or seal-coating your driveway. There are always going to be those "drive-bys" that have a good spiel and an almost irresistible price; but when you consider it all, your best bet is usually hiring a local company, that can furnish a job list and references, and that will be there after the job is finished if you need them.

I read your recent article on asphalt or concrete and which is better for driveways. Tell me, what is "asphalt concrete" pavement?

Answer: Asphalt concrete pavement, or hot mix asphalt (HMA) pavement as it is more commonly called, refers to the bound layers of a flexible pavement structure. For most applications, asphalt concrete is placed as HMA, which is a mixture of coarse and fine aggregate, and asphalt binder.

HMA is mixed, placed and compacted at elevated temperatures, hence the name. Asphalt concrete pavements can also be placed at ambient air temperatures, but HMA is the primary placement method for roads and interstates. The HMA is typically applied in 4-8 inch thick layers, with the lower layers acting to support the top layer, known as the surface or friction course. The aggregates in the lower layers are chosen to prevent rutting and failure, while the aggregates in the surface course are chosen for their friction properties and durability. There are a number of IRC materials with properties that make them excellent coarse or fine aggregates, or binder additives for asphalt concrete. When designing a HMA pavement the aggregate used must be strong and durable, and have a good angular shape to help resist rutting. The fine aggregate (mineral filler) is used to fill in the voids between the coarse particles, which increases the density of the asphalt concrete and provides load transfer between the larger particles. The asphalt binder is typically 5-6% of the mixture, and serves to bind the aggregates together. Asphalt binder is a petroleum derivative, though additional materials are often added to modify the properties of the binder. A number of IRC materials have been used successfully as coarse aggregate in asphalt pavement, including crushed concrete, foundry sands, hydrated coal fly ash and slag. Air cooled blast furnace slag and steel slag in particular provide good rutting resistance and superior friction properties, making it a choice aggregate for the surface course. The same IRC materials can also be used as fine mineral filler materials. Coal fly ash has a long history of use as a mineral filler, and has been shown to prevent rutting, and its hydrophobic properties prevent stripping, which occurs when the asphalt cement "debonds" from the aggregate. IRC materials have also been used as binder modifiers. Coal fly ash and slag have also been added to the asphalt cement to prevent stripping. The most commonly used binder modifier is ground rubber. It is added to the asphalt cement prior to mixing with the aggregates, which allows it to chemically react with the cement. Asphalt concrete pavements made with rubber modified asphalt cement tend to have less cracking, and wear better than regular pavements. The use of rubber in an open graded friction course also significantly reduces traffic noise. The immediate benefit of using IRC materials in asphalt pavement is a safer, more durable pavement. Using IRC materials can also save money by decreasing the need for asphalt binder, and by improving performance thus lessening the amount and frequency of required maintenance treatments to keep the pavement in good functioning condition. In addition, reusing materials reduces the need for mining virgin aggregate and the associated use of water, fuel and reduces carbon dioxide emissions, while also saving valuable landfill space. Question: My neighbors just had concrete work done, and it had a nice design in it, how did they do that?

Answer: Excuse my excitement, but stamped concrete is awesome. Stamped concrete is one of those home remodeling trends that seems to be catching fire the last few years here in the Midwest, and for good reason. I’ve seen stamped concrete for years and if not done correctly with an eye for details it can be a disaster but if done with a passion needed to make it look realistic the lasting impression your friends and family will have makes it worth the extra cost over standard concrete. New texturizing and pigmenting methods allow homeowners to introduce stamped concrete to their exteriors. Stamped concrete involves pouring colored concrete for driveways, walkways, patios, court yards and then impressing both patterns and textures onto the concrete before it is completely dry. For many years, a lesser form of stamped concrete was often seen that merely duplicated patterns but not real well. Now with newer types of stamped concrete, tools and patterns impart textures that duplicate many different surfaces such as cobblestone, brick, pavers, wood planks, flagstone, etc. Using concrete pavers or real stone looks great as well but its downfall is that they are susceptible to frost heave and other under lying surface issues. Stone really takes a beating in our climate especially seasons as we just went through with freeze/thaw flaking the surface and eventually falling apart. Also weeds tend to find their way between the pavers/stone and are a nuisance to homeowners, you find yourself trying to pull weeds and leveling them out before you have a party or function. Question: Driveways...should they be asphalt or concrete?

Answer: Concrete and asphalt are the most common materials used to pave driveways. While both have distinct advantages, in general your climate will dictate which driveway is the best choice for you. However, if you live in a moderate climate or just want to know the advantages and disadvantages of both material, this article is for you. Asphalt driveways are the cheapest to install. They are often preferred in colder climates, and avoided in hotter climates, where the asphalt can become soft. Soft asphalt is prone to ruts and unsightly bumps. It also has a lifespan of 25 to 30 years, which is less than other driveways. While most people think asphalt must always be black, new techniques allow you to tint your asphalt to match your home. Although certain colors cannot be achieved, there are several selections beyond basic black. Consult your contractor before installing to find out your options. Asphalt requires a well prepared surface before installing it. A licensed contractor will know what requirements are necessary for your area to ensure that the asphalt does not crack. Cracks in the asphalt can be easily repaired if they ever appear. Asphalt driveways require much more time and maintenance than concrete. Asphalt driveways should be sealed every three to five years without fail. This job can be completed by most homeowners, but it requires three days to dry before you can drive your car on it again. The first sealing should take place 6 to 9 months after your driveway is installed. You want to be certain that the oils within the asphalt have evaporated fully before applying a sealant. If you are too impatient and apply the sealant too soon after the installation, you can make your asphalt soft forever. Concrete driveways are often preferred because of their low maintenance. While asphalt requires upkeep every few years, concrete, once installed and sealed, requires very little care. However, the concrete costs more than asphalt to install, so you do pay a price for the time you will save. Concrete driveways are not desirable in colder climates because the concrete often cracks due to frost heaves. Concrete is also particularly susceptible to salt damage, an unavoidable material if you live in the Northeast. However, if you aren’t particularly concerned about salt damage and you are willing to add extra gravel and compact carefully before pouring, a concrete driveway can be built in colder climates. No matter where you install your concrete driveway, you should be very careful to hire a contractor who is willing to create a good foundation prior to pouring the concrete. Concrete that is poured on a faulty foundation will eventually crack. Although concrete cracks can be repaired, if the underlying cause still exists it will often crack again. Concrete driveways can be tinted or stained to complement the exterior of your home. Although you may prefer the look of off white concrete, you may want to consider a darker color that is less likely to stain. The easiest way to alter the color of concrete is to add tint to the mix before pouring, so be sure to consult your contractor if you would like to alter the color. The most important part of installing any driveway is the contractor that you choose. Once you’ve decided which material is right for your home, call a contractor that specializes in driveway installations. He will be able to give you specific pointers to maintain the appearance of your driveway, while ensuring it will stay crack free for years to come.

Question: We’re looking to build an outdoor structure this spring; doing some research we’ve noticed four (4) distinct names for different structures. Can you please up us identify the differences?

Answer: Sure, and I believe the four you are referring to are; Arbors, Gazebos, Pavilions, Pergolas; each has its own connotation, and its own image in our mind’s eye. All four are forms of shelter, physical and physiological. Each provides protection from the weather or climate, provides an emotional sense of security, and sets a landmark within the larger landscape. All of these types of overhead structures perform similar and related essential design functions. They enclose passageways, announce entry and mark a destination or an activity space. After looking at the differences of function I made my own distinctions. An arbor is a structure meant to create shade by means of two or more columns supporting an open roof, usually covered by vines. It is frequently used as a statement of entry as over a gate or a gap in a fence or wall. Sometimes it is provided with a bench type seat, which expands its use to that of a destination. Gazebos are made with solid roofs most commonly and sides that enclose it in a light manner with railings or lattice work. Often the roof framing represents the octagon or hexagon shape. These seem to be derived from a romantic and medieval era of architecture, or translated from the more Victorian themes. Pavilions are solid roof structures with open sides, or sometimes with guard rail on one or two sides and do not depend on the octagonal or hexagonal shape. Generally, they are designed to be accessible from many directions, where as the gazebo has one entrance/exit. A pergola is an arbor that does not know when to quit, a structure meant to create shade by means of four or more columns supporting an open roof, sometimes covered by vines, but not always. These structures may be very large directing shading for several feet. Whether your project calls for a thin arbor, or the beefier presence of a pavilion, the decision is based upon your intended use and the mood desired for the space. All types of overhead structures can be designed and built to relate to the larger architecture of the site. During the design process keep in mind the simplicity or complexity appropriate for its function and setting.

Question: How do you keep your concrete looking new in the winter?

Answer: Remove snow before driving on it. DO NOT USE salt or de-icing chemicals especially if your concrete is less than five years old. Using these materials on concrete is harmful to the surface and may cause spalling and scaling. A sure way of protecting your investment and yourself is to remove snow asap using a plastic tip shovel (especially on decorative stamped and stained concrete) and for traction use fine sand or cat litter. Driving on the snow on your concrete constantly will put in motion the frost and thaw cycle that causes so many of the pot-holes in our roads. Snow, ice, water and any pollutants are forced into the concrete then freeze and thaw and push up through the surface in the form of small marks or divots. Even though you don’t use salt or calcium chloride on your drive and walkways it does not mean it is not subject to salt and calcium chloride damage. If you drive on any public road with your vehicle you will pick it up and you will track it onto your concrete. Troweled (NO BROOM FINISH) garage floors will not be affected by the salt and calcium chloride damage due to the differences in the pore openings of the finishes and the fact that interior concrete is exposed to a limited amount of freeze/thaw. Adopting a care method for your new concrete really makes a difference! Your concrete looks beautiful now and can still look great decades from now with a little uniform effort.
