Mildred was now living on just her social security. While her husband was alive, they were able to make ends meet. Now though, living on only one income and a small retirement plan, she found herself struggling financially. With no current mortgage in place on her home, she could either sell her home and cash it out, or do a reverse mortgage. Based on the fact that she had to live somewhere, selling it meant having to pack up 30 years of accumulation and acquire an additional monthly expense of somewhere else to live. Alternatively, she could stay where she was, already comfortable, by doing a reverse mortgage. After getting the facts on how it works, that’s what she opted to do…a reverse mortgage. This allowed her to stay in her home, access the much needed funds without any required monthly payment, and dispel the thought of packing and unpacking at age 76. Not to mention losing the freedom her grandchildren had always had to run around the house, as opposed to the limited space she would have had if she moved to a small apartment.
Joe, on the other hand, wanted to get into the rental business now that he was retired. He had gone to the bank to look into a small investment loan to buy a rental property. They wanted to know his income (to make sure he could make his monthly payment), his credit (to make sure he was a good risk), and they wanted his house to be put up as collateral (in case he did not make his payment). A friend told him about the possibility of doing a reverse mortgage on his home. He was overjoyed when he was informed that there were no credit or income qualifications. Nor were there any required monthly payments. Joe said, "You mean to tell me, I can take out a loan without any income or credit requirements and I won’t lose my house if my rental sets empty for several months, because I don’t have any required monthly repayment?" That’s right, there are no restrictions on what you use the money for (i.e. buying the rental property) and there are no required monthly payments for as long as you live in the primary residence. Needless to say, he liked this government program a lot.
Bob and Thelma loved to travel, and they loved their new motor home. What they didn’t love was the monthly payment, and the 12.5% interest rate. ANSWER:The neighborhood you choose can have a big impact on your lifestyle: safety, available amenities, and convenience all play their part.
Make a list of the activities, movies, health club, church you engage in regularly and stores you visit frequently. See how far you would have to travel from each neighborhood you’re considering to engage in your most common activities.
Check out the school district. The Department of Education in your town can probably provide information on test scores, class size, percentage of students who attend college, and special enrichment programs. If you have school-age children, also consider paying a visit to schools in the neighborhoods you’re considering. Even if you don’t have children, a house in a good school district will be easier to sell in the future.
Find out if the neighborhood is safe. Ask the police department for neighborhood crime statistics. Consider not only the number of crimes but also the type—burglaries, armed robberies—and the trend of increasing or decreasing crime. Also, is crime centered in only one part of the neighborhood, such as near a retail area?
Determine if the neighborhood is economically stable. Check with your local city economic development office to see if income and property values in the neighborhood are stable or rising. What is the percentage of homes to apartments? Apartments don’t necessarily diminish value, but they do mean a more transient population. Do you see vacant businesses or homes that have been for sale for months?
See if you’ll make money. I will provide you information about price appreciation trends in the neighborhood. Although past performance is no guarantee of future results, this information may give you a sense of how good an investment your home will be. I can also inform you about planned developments or other changes in the neighborhood like a new school or highway that might affect value.
See for yourself. Once you’ve narrowed your focus to two or three neighborhoods, go there, and walk around. Are homes tidy and well maintained? Are streets quiet? Pick a warm day if you can and chat with people working or playing outside. Are they friendly? Are there children to play with your family?

ANSWER: According to the Administration on Aging, one-third of Americans age 65 and over depend on Social Security for close to 90 percent of their income. However, these senior homeowners may have an opportunity to live a more comfortable and financially independent lifestyle by securing a reverse mortgage on their home.
A reverse mortgage allows seniors to convert their home equity into monthly income. The borrower retains title to the home and will never owe more than the home is worth, while receiving either monthly installments or a lump sum secured by their home. The money can be used for almost anything: medical bills, in-home care services, home repairs, or paying off other debt. The senior homeowners also will never lose their home as long as they live in it.
Homeowners aged 62 and older are eligible for this loan. Qualifications such as income, credit or health are not taken into consideration. Only the equity in the home is important and even seniors who are currently making house payments can be eligible for this program. How much income is available?
